What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area of the house and the general layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a floorplan service?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless an appraiser has performed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a listing

A home floorplan service will ensure that you're paid fair market value for your house. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service performed by an appraiser (after any updating that might have affected square footage).

For agents

To make sure that your client's home closes at a price that appropriately reflects true market value, we advise asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested since they can review the layout and details of the property before and after touring.
